John Rydell is celebrating his 33rd year appraising residential properties, ranging from homes, condos, town homes to 2-4 units in Los Angeles & Orange County. In May, 1985, I began my appraisal career with Home Savings of America starting out as a Trainee and ending up as a Senior Staff Review Appraiser. In June, 1987, I began A Plus Appraisals in Lakewood working mainly with mortgage brokers. Today, I work with attorneys and their clients for Divorce, Estate & Bankruptcy cases, along with Date of Death appraisals for Estate Attorneys & Tax Professionals.

I now possess all of the Residential Sales Records for both Los Angeles and Orange County dating back to the 1970's. Contrary to what some individuals believe, these records are NOT available on the internet or through a Multiple Listing Service prior to the year 2000. So unless an appraiser kept all of those records, he does not have immediate access to them and will not be able to assist your clients needing Retrospective Appraisals.

Last year, I had a Family Law case where they needed 4 appraisals for the same home in Santa Ana. They needed a current value, a value in 1996, 1994 and one way back in 1974. Completing those appraisals was no problem for me.

I also had a Date of Death Appraisal for an Enrolled Agent in the city of Orange where they needed a value back in January, 1972. Again, no problem for me since I have all of those Residential Sales Records at my finger tips.

Today, my practice focuses primarily on working with attorneys: Family Law, Estate, Bankruptcy & Tax Attorneys. Because I am committed to being totally neutral in my appraisal values, I have several Family Law Attorneys who use me as their joint appraiser. This allows both spouses to hire and pay for only one appraisal thus limiting their court expenses.

It should also be noted that I have several Judges in the Long Beach Superior Court & Whittier Superior Court who highly recommend me and assign cases to me. I just received a call from Judge Roy Paul assigning a home appraisal to me because he trusts my independence. I have sponsored Judges Night for SEDBA for the past 10 years and 6 years for the Long Beach Bar along with other various Family Law Lunches & Dinners.
